Terms, refunds & privacy

The STR Performance Diagnostic is a one-time marketing and revenue analysis of a single short-term rental, prepared by Rocky River Management and delivered as a written report. It is offered in two tiers: the Desk Study ($299) and the Full Diagnostic ($1,000), each per property.

The diagnostic covers marketing and revenue only, not tax, legal, insurance, zoning, or investment advice, and it does not guarantee any specific financial result. Modeled figures are estimates, not forecasts.

If it doesn't show you something worth more than the price, email me and I'll refund you in full.

To request a refund, email rob@rocky-river.com and I’ll process it back to your original payment method.

Payments are processed by Stripe. Rocky River Management never sees or stores your card details. Your card information is handled entirely by Stripe under their terms and privacy policy.

When you submit a property, I collect your name, email, listing link, market, an estimated value range, and what you want to know. I use this only to prepare and deliver your diagnostic and to contact you about it.

I do not sell your information or share it with third parties for marketing. Information is processed by the services that run this site: Stripe for payments and a transactional email provider for messages. You can ask me to delete your information at any time by emailing rob@rocky-river.com.
